To provide a superior level of property management services in order to maximize the owner’s value in their property.

Services

Account Management: 

Manage day-to-day relationships with client contacts; develop an understanding of unique customer needs
Anticipate and respond to client needs/requests
Hold regular meetings with client to assess satisfaction and identify areas for improvement

Vendor Management:  

Manage day-to-day relationships with vendors and monitor vendor performance by regular inspections including collection of vendor service reports and MSDS
Handle day-to-day contract maintenance for window washing, landscaping, metal maintenance, etc.

Property Management:  

Lease administration:  notices to tenants regarding rent increases; expense reimbursements management
Prepare monthly variance report comments and annual budget for review with client
Participate in inspection of buildings on an ongoing basis to ensure efficiency and effectiveness of building personnel, equipment, and operations
Oversee collection efforts accounting personnel; monitor account receivable issues; provide timing notices to preserves landlord rights
Assist in coordination of customer moves, including scheduling freight elevators, card keys, building access nameplates, other signage, and mover evidence of insurance
Coordinate buildings events, e.g. fire drills, blood drives, voter registration, book fairs, etc.
Maintain property tenant and emergency guide and review with each new tenant
Manage building security and ensure emergency evacuation training occurs as required by county/city regulations
Vacancy inspections
Schedule outside contract services
Administration of parking lot access control, contract and databases

Fee Structure:

Percentage based on gross revenue collected monthly
